The Row consists of four locations: The Row (407 SW 13th St), The Row on 5th (1130 SW 5th Ave), The Row on 7th (1114 SW 7th Ave), and The Row Houses (a variety of houses in the Sorority Row neighborhood – see The Row Houses’ individual page for addresses). All four of these communities are situated in the prime Sorority Row neighborhood and within walking distance to each other, campus, dining & nightlife! The Row is the brand new development that you may have noticed under construction right on 13th St across from campus! All of The Row communities are managed as one out of a central leasing office which is currently located at The Row on 5th (1130 SW 5th Ave) and will move over to The Row (407 SW 13th St) in August 2022 for the grand opening! Yes! We have a temporary leasing office and model apartment located at The Row on 5th (1130 SW 5th Ave) just a block from the new development. We also have apartments to show for the other buildings!

The Row is located on 13th Street right across from UF and a 5-minute walk to Ben Hill Griffin Stadium. Sorority Row and your favorite shopping, dining, and nightlife are steps away. The other Row buildings and houses are all just a few blocks from Campus and Sorority Row.
The Row will have retail conveniently located on the ground level! Exciting news! Our first retail space has been announced! We are excited to welcome Opus Coffee to The Row building! We can’t share all the details on additional retail spaces yet, but the plan is to bring in more businesses that will be an amenity to our UF student residents!
Yes! We will allow a limited number of pets under 50 lbs. which are up-to-date on all of their licenses and vaccinations, and whose owners are responsible and respectful of the building and other residents. An upfront pet fee of $500 per lease term and a monthly pet rent of $50 apply to each pet, as well as an additional $200 deposit.
We have a 24/7 emergency maintenance line for urgent requests. For non-emergency requests, our maintenance team does their best to respond within 24 to 48 hours.
Leases at The Row begin in August and go through the end of July.
The Row’s online portal makes it easy to pay your rent with a checking account, savings account, credit or debit card, and allows you to set up recurring monthly payments that you have complete control over. We also accept money orders, though due to COVID-19, we ask that you use paperless E-money orders for virtual payments.
Rent at The Row, The Row on 5th, and The Row on 7th includes internet, trash/recycling, pest control, and 24/7 emergency maintenance. Rent at The Row Houses varies. For info on specific houses, please contact the leasing office.
The Row is proud to offer Latch Smart Entry technology that can be unlocked by either a passcode or a smartphone and allows residents to issue temporary codes to their guests and other cool functionality! Find out more here.
At The Row, The Row on 5th, and The Row on 7th all leases are individual. This means you can bring your own roommates so let us match you! The Row Houses are leased jointly, meaning residents living in the same home all share the same lease.
Reserved parking spaces are available for an additional monthly fee. Rates vary, please contact the leasing office for parking details.
All apartment at the Row include a modern furniture package in the rental rate! At the other communities it’s your call! Furniture can be added to your apartment at The Row on 5th, The Row on 7th, or The Row Houses for an additional $50 per bedroom per month.
Renewal offers are made around September for the next year. Residents who fill their obligations under their lease are offered renewals at a discounted rate. We love when our residents decide to stay with us for another year!
Guests are welcome at The Row but for no more than 6 days a month and no more than 3 consecutive days. A guest can use The Row amenities when accompanied by a resident.
The Row’s security deposit is $200 per bedroom and will be allocated towards the cleaning fee at move out and any damages or incidentals balances due. Otherwise, the remaining amount is refunded to the resident.
Yes, The Row is open and offering virtual and in-person tours, while taking precautions to allow for social distancing. We closely monitor and follow recommendations made by leading scientists and public health organizations.
